Assessment of Special Fire Services - Queensland

Service summary

The Queensland Fire and Emergency Service (QFES) provides Fire service assessments to:

  • promote and influence fire safety of buildings and other property
  • ensure that fire safety installations required in buildings are appropriate to interface with the operation of the fire authority.

The QFES assesses applications for building approval under the Sustainable Planning Act 2009 and Sustainable Planning Regulation 1998 Schedules 7 and 8 Part 2, Building Act 1975 and Building Regulation 2006 where Special Fire Services are required.

The QFES inspects and/or tests the commissioning of special fire services as approved prior to building occupation. Designers of fire services which do not comply with the legislation consult with the department and are advised on the design standard required.

Special fire services

fire mains; fire hydrants; sprinklers (including wall wetting sprinklers); special automatic fire suppression systems (including foam, deluge and gas flooding systems); fire detection and alarm systems; fire control centres; stairwell pressurisation systems; air handling systems used for smoke control; smoke and heat venting systems; smoke exhaust systems; emergency warning and intercommunication systems; emergency lifts; vehicular access for large isolated buildings; services provided under conditions imposed under Standard Building By law 10.3; services required under clause E1.10 of the Building Code of Australia

Eligibility requirements

You must have a pending application with a local government or private certifier for building approval where special fire services are required under the Building Code of Australia or to have met the requirements as per the building approval.


No fees apply for verbal advice. A scale of charges applies to applications.
