Owners Corporation Manager Registration - Victoria

Service summary

You will require this registration if you intend to manage an owners corporation on a for-profit basis (for fee or reward). An owners corporation is an organisation set up under a subdivision or strata development to manage common property and provide services to the lots within the development.

An owners corporation is managed by the lot owners, but may appoint a person to be its manager. The owners corporation may then delegate any of its functions and powers to the manager. Examples of functions an owners manager may perform include organising maintenance and repairs, collecting fees, insurance and record keeping.

You may apply for registration as an individual or company. Individual directors of the company do not need to be registered. If you intend to operate your business in a partnership arrangement with one or more people, each person in the partnership must be a registered manager.

Eligibility requirements

An individual person can be registered as a manager if:

  • You are at least 18 years old;
  • You have the required minimum level of professional indemnity insurance cover of $1.5 million;
  • You are not insolvent under administration (i.e. bankrupt); and
  • You are not a represented person within the meaning of guardianship legislation.

A company is eligible to be registered as a manager if:

  • It has the required minimum level of professional indemnity insurance cover of $1.5 million;
  • No company director is insolvent under administration (i.e. bankrupt);
  • No company director is a represented person within the meaning of guardianship legislation; and
  • The company is not externally administered.

Applications for registration must be in writing in an approved form and include the fee, a copy of your birth certificate or passport or drivers licence, and evidence of professional indemnity insurance.
