Residential Codes Variation Approval - Western Australia

Service summary

You will require this approval if you intend to vary one or more of the provisions in the Residential Design Codes of Western Australia (R-Codes). The R-Codes set out all of the requirements and standards for residential development such as setbacks, wall heights, privacy and site coverage.

Eligibility requirements

To be eligible for approval you must demonstrate how your design will meet the relevant Performance Criteria. When considering whether to grant a variation to the R-Codes, the local council will take into account a range of matters including:

  • The objectives of the R-Codes;
  • The effect of such variation on the amenity of any adjoining lot;
  • The existing and potential future use and development of any adjoining lots; and
  • Existing setbacks from the street alignment in the immediate locality, in the case of a setback from the street.
