Subdivision Certificate - New South Wales

Description

You will require this certificate if you intend to subdivide a property.

Subdivision activities include the:

  • Division of an existing lot into two or more lots;
  • Consolidation of two or more existing lots that are then redivided, along new boundaries, into two or more lots;
  • Dedication of an existing lot as a public road or as a public reserve; or
  • Setting aside of an existing lot as a drainage reserve.

A licence defines the need to obtain recognition / certification and registration to undertake a certain business activity.

Eligibility requirements

To be eligible for this certificate you must provide the following information to Council:

  • One original and six copies of the Plan of Subdivision prepared by a qualified surveyor;
  • One copy of a works-as-executed subdivision engineering plan certified by a registered surveyor;
  • One original and one copy of the 88B Instrument *A Copy of the 88B instrument must also be received at Council in an electronic format (word document) by Email;
  • One original and one copy of the Deposited Plan - Administration Sheet;
  • A Section 73 Certificate (Sydney Water);
  • A statement in the form of a table of any conditions of development consent that have not been satisfied, together with an approximate completion date; and
  • One copy of the Occupation Certificate (if applicable).
