Registration of a Strata Scheme - New South Wales

Service summary

You may require this registration if you intend to subdivide or develop land. This registration is the second part of a two step-approval process for the creation, amendment, consolidation or cancellation of a strata plan. Strata plans are for property subdivided into lots (private property) and common property. The common property is managed by a body corporate, comprising all the lot owners.

Strata plans may be designated as either freehold, allowing for the purchase of individual lots, or leasehold, allowing for individual lots to be rented.

Once you have obtained a Strata Certificate granting in-principle approval to your development from your local council, you are required to lodge that certificate with the Agency. Your Strata Scheme will then be registered.

Eligibility requirements

To be eligible for this registration, you must:

  • obtain a Strata Certificate granting in-principle approval to your proposed development from your local council or an accredited certifier
  • provide a location plan, floor plan and administration sheet for your proposed development, accompanied by any other required documents
  • pay the prescribed fee.
