You will require this licence if your partnership or firm intends to buy, sell, lease or manage real estate or a business on behalf of a vendor, landlord, purchaser or tenant in Western Australia.
A real estate licence is continuous, and does not require renewal. However, if you successfully obtain a licence, you will be granted a triennial certificate which entitles you to conduct your real estate business for three years. If you intend to continue to operate your business at the end of the three year period, you must renew your triennial certificate.
You may employ a person to act as your representative provided that person meets all the eligibility requirements for acting as an Agent's Representative and is registered as your Representative. Please note that as the licensed Agent you are legally responsible for the actions of that representative.
This licence is suitable for a group of individuals or a business partnership intending to undertake the functions of a real estate or business agent.

A licence defines the need to obtain recognition / certification and registration to undertake a certain business activity.
To be eligible for this licence all of the natural persons, if any, by whom the firm is constituted and all the directors of the firm must:
- Be over the age of 18;
- Be of good character and a fit and proper person;
- Obtain a national police certificate;
- Have sufficient material and financial resources to operate;
- Provide two written references to demonstrate their good character, reputation, and fitness to hold a licence;
- Have successfully completed the prescribed course for qualifications or equivalent to qualifications;
- Submit the required forms; and
- Pay any required fees.
Where there is only three members of the partnership, at least one member must be individually licensed as a Real Estate and Business Agent. Where there are more than three persons constituting the firm at least two of them must be licensed.
