Owner Builder Permit - New South Wales

Description

You must have this permit to build or supervise building on your own private residential premises. This includes managing your own residential building project and performing the coordinating and contracting roles usually undertaken by a builder. These roles include, but are not limited to, constructions, alterations, repairs and additions to a dwelling.

This permit applies to labour and work that requires local council approval and that has a market value of greater than $10,000 (inclusive of GST).

A licence defines the need to obtain recognition / certification and registration to undertake a certain business activity.

Eligibility requirements

To be eligible for this permit, you must:

  • be at least 18 years of age
  • share in ownership, freehold or have a leasehold interest (life or for a term exceeding 3 years) in the land on which you intend to build the home or in the house that is proposed to be renovated; and intend to live in the completed home or, in the case of secondary dwelling construction, one of the dwellings
  • hold a current general construction induction training card
  • complete an approved owner-builder course if the proposed work is valued at over $20,000.

If you have a leasehold interest in the land (other than perpetuity), you may be required to obtain written consent from a person who has freehold or leasehold (perpetuity) interest in the land to carry out the work.

  • evidence of qualifications
  • details of the proposed plans
  • any other documentation as requested by the relevant Authorities.
