This certificate is the first part of a two step-approval process for the creation, amendment, consolidation or cancellation of a strata plan. Strata plans are for property divided into lots (private property) and common property. The common property is managed by a body corporate, comprising all the lot
owners. Plans may be designated as either freehold, allowing for the purchase of individual lots, or leasehold, allowing for individual lots to be rented.
A strata certificate grants you in-principle approval to create, amend, consolidate or cancel a strata plan. Once you have obtained a certificate, you must lodge it with the State Government Agency in order for your plan to be registered.
