Resident letting agent authorised activities

A resident letting agent licence allows you to:

  • rent out and manage units in a building complex (on behalf of the owners and the body corporate )
  • collect rents in the complex
  • operate a trust account.

You must have a current licence to work as a resident letting agent.

Corporate resident letting agent authorised activities

A corporate resident letting agent licence allows you to:

  • rent out and manage units in a building complex (on behalf of the owners and body corporate)
  • collect rent in the complex
  • operate a trust account

Applicants must be both suitable and eligible in order to obtain a licence.

A licence defines the need to obtain recognition / certification and registration to undertake a certain business activity.

Eligibility Requirements

You must:

  • reside or undertake to reside in & have an office in the building in which lots are being let;
  • have attained at least 18 years of age;
  • have body corporate approval in regard to letting of lots (this can be supplied at a later date to allow processing of your application to begin);
  • be a suitable person;
  • be an eligible person.

NOTE: If you are notifying under the Mutual Recognition (Queensland) Act 1992 or the Trans Tasman Mutual Recognition (Queensland) Act 2003, you must be authorised to practise an occupation equivalent to the Queensland occupation covered by this licence in a participating State or Territory or in New Zealand.

Duration

This licence will remain in effect for 12 months or 3 years. You will be issued with a renewal notice annually or every 3 years approximately 6 weeks before the expiry date.

Criminal history check

Additional Information

All active partners (individual and corporation) and non-active partners (corporation) in the letting business are required to be licensed.

Non active partners (individuals) only are not required to be licensed but are required to supply their details upon lodging the application.

A resident letting agent that is a corporation must ensure that the individual in charge of the agent's business at the agent's registered office is a resident letting agent or real estate agent.

A corporate resident letting agent who is a principal licensee is authorised to carry on a business of letting lots in more than one building complex.

You must ensure that another individual who is a resident letting agent or real estate agent is in charge of your business at the other place.

Applicants must undergo a criminal history check to confirm their suitability. The criminal history check applies to each person for whom a date and place of birth are requested on the application form. The fee applies to all applications and renewal notices.
