Building Work Contractor's Licence - South Australia


You will need this licence if you intend to be contracted to carry out building work for others, or for the sale or let of land or buildings.

Building work can include:

  • site preparation
  • construction
  • demolition
  • trade
  • restoration
  • repairs.

You must apply for a licence regardless of the type building work you intend to carry out, though you may limit your licence to specified building work (e.g. bricklaying).

A licence defines the need to obtain recognition / certification and registration to undertake a certain business activity.

Eligibility requirements

Both individuals and businesses are required to be licensed as building contractors, including subcontractors.

You must have the correct knowledge and experience to be granted a building contractor's licence. The relevant requirements can be found in the business criteria.

If you conduct specified building work, you must have at least $10,000 in net assets to apply for a building work contractor's licence.

Ongoing eligibility requirements

You will need to comply with the responsibilities of building contractor's, including with respect to:

  • building indemnity insurance
  • domestic building contracts
  • deposits and payments
  • legal requirements
  • advertising and signage
  • statements of compliance.

Application process


You will need to lodge your completed application with a copy of your National Police Certificate (if applicable) no more than 1 year old.

If you conduct specified building work, you will need to lodge your completed application with evidence you have at least $10,000 in net assets.

If you work in major residential construction, you will need to lodge your completed application with a certificate of eligibility for building indemnity insurance.

If you are an industrial, commercial or civil builder, you will need to lodge your completed application form with a declaration that you have adequate financial resources to conduct this type of business.


This licence cannot be transferred.

Additional information

If you are applying for a building work contractor's licence as an individual, you will also need to apply for building work supervisor registration as both are required to carry out contracted building work.

Business partners who do not personally organise or carry out the building work are no longer required to hold this licence and may apply for an exemption (as a non-active partner).
