You will require approval if you intend to undertake building work. This includes, but is not limited to, the following activities:
- erecting, re-erecting, constructing, altering, repairing, underpinning, adding to, demolishing or removing a building
- any excavating or filling connected to the above activities
- requesting a final inspection
- completing a building project
You will need to apply for different approvals depending on the category of risk work that is relevant to your building work. There are three categories of risk: low risk work, medium risk work (notifiable work) and high risk work (permit work).
- The building of fences, low decks, farm sheds or carports are classified as low risk work. You do not need a permit or approval for low risk work, however you may require planning approval.
- The building, alteration or extension of a detached house or residential unit is classified as medium risk work (notifiable work). You will need to make an application (Notice of Work) to a building surveyor for a Certificate of Likely Compliance.
- High risk work (permit work) involves commercial, industrial or public buildings and residential buildings that require a planning permit, as well as owner builder work and most works in hazardous areas. For high risk work, you will need to submit an application to council for a Building Permit.
