If your property is heritage listed, you will usually need to obtain approval for works from the Tasmanian Heritage Council and Break O'Day Council. For further information see Heritage Buildings or visit the Tasmanian Heritage Council website.
The Planning Scheme is divided into two columns of information for each standard - Acceptable Solutions and Performance Criteria. You need to show how your development proposal meets all the Acceptable Solutions that are relevant. By meeting these for every relevant standard your application will be assessed as a Permitted Use Application (Section 58 LUPAA).
If you cannot meet every Acceptable Solution then you will need to address the Performance Criteria. By doing this, your application will be assessed as a Discretionary Use Application by council.
It will be advantageous for you to submit a Permitted Use Application as it will save you both money and time.
You will need to submit with your application a complete copy of the Certificate of Title, including the Schedule of Easements.
You will also need to include:
- A written submission detailing how you comply with the relevant schedules of the Planning Scheme;
- Three copies of the site plan (no larger than A3);
- Three sets of plans (such as elevations, shadow diagrams and aspects); and
- Details of proposed waste water disposal (if applicable).
Applicable fees will be advised with submission.
