Community Title Registration - Western Australia


You will need this registration if you intend to subdivide freehold land through a community scheme or amend a current community scheme.

A community scheme enables the subdivision of a single parcel of land into multiple lots, each of which can be owned by separate persons. Community schemes allow for up to three tiers of management within a single scheme, allowing lots with different uses, management and purposes to exist within a single parcel of land.

The type of community title registration you need will depend on whether you are creating or amending a subdivision through a community scheme:

  • you will need Tier 1 registration if you have never subdivided your land before
  • you will need Tier 2 registration if you have subdivided your land previously through a Tier 1 registration and intend to subdivide again
  • you will need Tier 3 registration if you have subdivided your land twice previously through a Tier 1 and Tier 2 registration and intend to subdivide again.

The registration or amendment of a community scheme may require the submission of the following supporting documentation:

  • scheme plan (lodged by a surveyor)
  • scheme notice
  • schedule of unit entitlements (lodged by a surveyor)
  • scheme by-laws
  • community development statement
  • any other required development and planning consent or approval.
